June's median price jumped 35 percent. Home values didn't.
The two most important numbers in Steiner Ranch this month point in opposite directions, and the gap between them tells you more than either one alone. Here is what actually happened in June, drawn from every closed sale in the neighborhood.

Three straight months in the mid twenties after a winter that dipped to single digits. Volume has been steady for a full quarter.
The story this month
A median tells you what the middle sale looked like among the homes that happened to close, not what homes are worth. In June, the closings skewed toward larger homes and higher price bands, which is why the median climbed 35 percent while price per square foot fell 6. If you are trying to read your own home's value off the neighborhood median this month, it is the least useful number on the page.
The market underneath that headline was quick and disciplined. The median home sold in 26 days, faster than last June and a different world from January's 148. Sellers closed at 98 percent of list price, the strongest reading in two and a half years of data, and that ratio has firmed every month since March. Accurately priced homes are being met, not negotiated down.
Supply stayed in balance. Thirty-four new listings arrived, 17 percent more than last June, and buyers absorbed them as fast as they came on: total inventory barely moved. That leaves the market at exactly 3.0 months of supply, the precise line between a seller's market and a balanced one. Call it edging into balanced, and remember the label matters less than the behavior underneath it.

Accuracy is being rewarded. Homes priced to match their condition are closing near ask in under a month. Homes that test the market are the ones giving it back later.
With the mix shifting month to month, the neighborhood-wide numbers may not describe your street or your floor plan at all.
Do not read the 35 percent median jump as your target home costing 35 percent more. On a per-square-foot basis, June closed below last year.
Fresh options are arriving at one of the strongest rates of 2026, so holding out a few weeks for the right fit is a workable strategy.
