August at a glance
Closed sales, last six months
July's 28 closings remain the high point of the past year. August cooled to a more typical pace while still running well ahead of last year.
The story this month
Eighteen homes closed in Steiner Ranch this August, keeping the neighborhood on the same active pace it has held most of this year. Year-to-date sales are running 12 percent ahead of last year through the same eight months, a bigger story than any single month can tell.
The trailing twelve-month average price is down about 6.5 percent from the twelve months before it, but the trailing median moved only 0.6 percent. That gap points to fewer high-end sales pulling the average up in the prior window, not a real shift in home values. Price per square foot for August itself stayed close to the median's movement, which supports the same read.
On the ground, several homes that had been sitting for months finally found buyers this August, and a lot of the backlog inventory has now cleared. Open house traffic has picked up too, with buyers increasingly asking about access to UT, a sign of demand that could move quickly if more sellers list this fall.
Watch the August breakdown
Homes that had been sitting are starting to sell, and a lot of the backlog has cleared. If your home has been on the market for a while, this may be the moment buyer attention finally circles back.
Open house traffic is picking up too, especially from buyers focused on UT access. If you have been waiting for the right window to list this fall, the early signs point to real demand waiting on the sidelines.
Do not read this month's average price drop as prices falling 8 percent. The median barely moved, and the gap comes down to which homes closed this year versus last, not a change in value.
Inventory has held steady even as sales climbed, so competition has not eased. Expect more new listings this fall as pent-up seller interest starts to show up.
