Steiner Ranch just had its busiest month in two years. The price tag says something else.

The two most important numbers in Steiner Ranch this month move in opposite directions, and the gap between them says more than either number alone. Here's what actually happened in July, drawn from every closed sale in the neighborhood.

When closings nearly triple and the median still falls, the explanation is almost always the mix of what sold. Price per square foot, a steadier read on value, slipped only 16.5 percent over the same span, and the higher end of the neighborhood kept performing well all month. That is a change in which homes closed, not a 22 percent drop in what any one home is worth.

The story this month

A median tells you what the middle sale looked like among the homes that happened to close, not what homes are worth. This July, closings nearly tripled from a year ago, the highest single month in more than two years of data, and that surge in volume pulled in a wider mix of homes than usual. That is why the median sale price fell about 21.5 percent while price per square foot, a steadier read on value, slipped only about 16.5 percent.

The market underneath that headline stayed quick and disciplined. The median home sold in 39 days, well ahead of last July's 60, and sellers closed at 98 percent of list price, the kind of ratio that shows up when accurately priced homes are getting met rather than negotiated down.

Supply kept pace. New listings rose about 14 percent from last July, and active inventory barely moved because buyers absorbed new homes about as fast as they arrived. That leaves Steiner Ranch at exactly 3.0 months of supply, right on the line between a seller's market and a balanced one, down from roughly 8.5 months a year ago. Call it edging into balanced, though the pace above still tells a seller's market story for now.
