But the exact same floor plan had sold the year before, fully remodeled, for $2,150,000. And this one has a canyon view the remodeled comp didn’t.
So we changed what buyers saw at showings. Photos and video of the remodeled twin, a contractor walkthrough, real numbers on the scope of work. Buyers weren’t picturing a house that needed updating. They were picturing a house they could finish.
It sold for a hundred thousand more than the other agents recommended. That’s the whole point of knowing one neighborhood this deeply.

What they rarely pay extra for is exotic or high-cost wood they can't tell from a good plank, bold patterns or stains that date fast, and a level with too many different floor types competing.
Continuous and consistent reads updated. A patchwork of materials reads like work left undone. Before you refloor, price the home as it stands and replace what a buyer would actually flag, not what would impress a showroom. Buyers already assume the roof is sound and the systems run, so meeting that expectation keeps you out of the inspection fight and keeps the deal together, but it rarely earns a higher price on its own. What can actually add to your price is improvement: an updated kitchen or primary bath, consistent current flooring, more usable space, finishes that read move-in ready. Both matter, they just do different jobs. Maintenance protects the price you already have. Improvement is what can lift it. So before you spend, sort every project into one of those two buckets.
