Thinking about stepping into homeownership but not sure if your finances are up to the challenge?
I remember my days before real estate when terms like 'debt-to-income ratio (DTI)' felt like a foreign language. Now, I see understanding your DTI as your key for navigating the home-buying process.
Your DTI calculates how much of your gross monthly income is dedicated to debt payments, offering a snapshot of your financial health for lenders.
Feeling overwhelmed by the thought of crunching those numbers? Don't fret—I've got you covered with my '90 Days to Homeowner' guide, complete with a DTI calculator to simplify your life.
Here's a quick DTI primer to get you started:
• Above 50%: Indicates high debt. You might find lenders wary of offering a mortgage, viewing additional debt as a risk.
• 43%-50%: Also considered high, but there's wiggle room. Aim lower for financial breathing space and better loan terms.
• 36%-41%: You're in a solid spot. This range suggests a healthy balance, making lenders more inclined to approve your application.
• Below 36%: Perfect! You're ideally positioned for new loans or credit, enjoying the best rates and terms.
Curious about your DTI or need guidance through your homeownership prep? Comment below or shoot me a message for your copy of '90 Days to Homeowner,' including that handy DTI calculator. Ready to assist, every step of the way!

📈 Worried about real estate prices being too high right now? Here’s something to consider: What happens if you wait? 🤔
🏠 Prices in Austin, especially in sought-after areas like #SteinerRanch, have historically trended upwards. While the market has its ebbs and flows, prices peaked in 2022, came down in 2023, but are now nearly back to 2022 levels. So waiting could mean:
- Higher prices tomorrow 📊
- Paying higher interest rates 💸
- Missing out on building equity sooner ⏳
The best time to buy was yesterday. The second best time? Today. Let’s chat about your options and find the right move for you! 💬

Me to my younger self:
"Guess what? You're going to land a job you love AND buy your own place! When that time comes, please remember these pointers..."
Wish I could share these nuggets of wisdom with my younger me – lessons I was clueless about before getting the keys to my first home.
Budget for upkeep costs. I never saw maintenance expenses coming. It's essential to earmark a budget for this – roughly 1%-3% of your home's value annually. Stashing a set amount monthly into a high-yield savings account can save you from future headaches.
It's ok to be nervous about a new mortgage, it's always scary no matter your age, but you'll get used to it really quickly and be fine.
A home brings stability for you and your family. Owning your slice of the world offers unparalleled security and warmth – it's your sanctuary, after all. The tranquility and sense of belonging it provides are invaluable.
Enjoy the calm of fixed monthly expenses. The unpredictability of rent hikes was a nightmare. Buying my place offered me tranquility, knowing my outgoings were consistent and wouldn’t surprise me next month.
Expect your property's value to climb. Worried about your investment? Don't be. Property values trend upwards over time, making homeownership a wise financial decision.
So, if you're mulling over your first home purchase and feeling a tad overwhelmed, I totally get it. It's a monumental decision!
